 Louisville is known as the #1 place to live in the United States! That is because of its unique downtown environment and perspective on connecting the community! The City of Louisville is a vibrant town that has been recognized around the nation as being one of the best places to live! In 2013 Money Magazine said that Louisville was ranked second best place to live. Sunset Magazine says that Louisville CO is the 15th best suburb out of 32 towns throughout the country.

So why all the fanfare? All you need to do in order to understand the strength of this community is to walk the streets and see for yourself. You will find that the downtown area is vibrant and that the neighborhoods are connected. People know their neighbors and enjoy spending time together accessing the many amenities that Louisville has to offer. Families enjoy all of the great schools with strong ratings and family involvement throughout elementary, middle, and high school. Everyone accesses the many parks for relaxation as well as social activities such as Movies in the Park over the summer, Food-Truck events, concerts and more. One walk through the town will surely show how awesome this city is.

Downtown Louisville Life

 

Downtown Louisville CO is known throughout Boulder County and beyond. People drive to our downtown from the City of Boulder or Broomfield to enjoy the Friday Night Street Faire and local restaurants. The shops downtown have had a healthy investment into their infrastructure while keeping a hold of their classic ‘Old Town’ look and feel.

On Saturdays the Louisville Farmer’s Market is open from 9am-1pm from May through October. This is a casual way to meet your neighbors while doing what Boulder’ites love; to eat local! Right downtown you will find the Louisville Library which is nicely updated and new with a large selection of books and activities. There is underground parking at the library offering shelter on hot or snowy days.

The Downtown area is very walk-able from most neighborhoods throughout Louisville, or at least accessible by bicycle, adding to the appeal of the community. When there isn’t a street faire or farmer’s market the residents of Louisville CO enjoy the local restaurants. You can find all that your taste buds could desire from the Italian food of Zucca to the classic burgers at Waterloo. It is also a great venue for listing to live music! A favorite of ours is LuLu’s Barbecue. We like it spicy so be sure to try their hot sauce. It’s great with their pickle relish on the side along with their pulled pork sandwich. Empire Lounge is a Louisville staple with great happy hour and a semi-formal atmosphere.

We are also getting a flood of new breweries and wine bars including Gravity12 Degrees and Por. And the best part about all these restaurants is that they all cultivate an indoor-outdoor seating environment taking advantage of the great weather and sunny days that Colorado is known for. This really adds to the social mingling that people enjoy most.

The real estate market has been extremely aggressive since about 2013. I noticed competition in the marketplace starting in Louisville CO before it came to Boulder! People who look at Louisville consider it the ‘New Boulder.’ That is because most of Boulder has reached heights in their home values that are squeezing many locals who are finding more value and just the same urban-walkable-community just a little bit to the east in Louisville. The prices are still strong with home values on average have been climbing in Louisville very aggressively with about 9% appreciation year over year. The average sales price is about $400,000. Many of the neighborhoods do not have an HOA (Homeowners Association) which lends a freedom to construction that allows residents to get creative and have fun with their homes. There are also communities that have HOA’s who lend a stable touch to the environment and also cultivate connection through community activities.
