Mc Stain builders started sales in Indian Peaks East in 1997. The first sections to be completed were in Lavender Hill,Village Green, Eagles Nest, and many in Eagle’s Landing. There were approximately 43 homes completed in that first year.
Of those 43 homes 67% were under 4,000 square feet finished ranging in value from $205,000 for a single family home close to Baseline in Village Green to $490,000 for the largest home in the custom section. The rest were semi-custom to custom single-family homes ranging from $370,000 on Pawnee Point to the highest price sale on the same street for $614,000. Interesting to note that his highest price home was originally listed for $489,500. It would seem there were a lot of custom upgrades included in construction that pushed the price to the $614,000 value.

In 2015 the most affordable home in Indian Peaks East Lafayette CO was $425,000 located in Village Green. The highest price house was $1,423,333 for a custom-built palatial home with almost 8000 square feet total! It’s easy to see how the community has grown to value the neighborhood over time.

It can also be seen in the ranges of value and sizes of the homes that when Mc Stain planned the community the intention was to attract many different types of home-buyers. Having a little something for everyone added diversity to the product mix and ultimately to the neighborhoods themselves.

Indian Peaks East Neighborhoods 

Indian Peaks East Lafayette CO is the largest section of the overall development. Therefore it has many different sub-sections, or neighborhoods, within the larger community. Each of these various sections has its own benefits and community of neighbors.

Village Green is located on the corner of 95th and Baseline. This is a private section with its own, large private park. The park contains plenty of play equipment, as can be seen in the photo below. There is also a nice wide open green space where the residents meet for parties and picnics. This community also has a family pot-luck (like the West Side) each summer. Their reputation for trick-or-treating at Halloween is also full of fun with children out knocking on doors like a river running through the homes.

Lexington is a large community of almost 200 homes all together. this area juts into the heart of the golf course so that many single-family houses and townhouses have great, expansive green-space views. This section of homes has largest concentration of townhomes in Indian Peaks, rivaled by the Gold Hill section at Waneka.

Leave the Lexington community by heading straight north and around the corner to the Eagle’s Reach community. This is a section of 3 cul-de-sacs including Wasatch Pt, Teton Pt and NorthPark Drive. This section is also very close to Forest Park, which is technically not part of the Indian Peaks East subdivision. However, for their proximity also similarity in construction, Forest Park is often clumped in with Indian Peaks as a whole.

As you round Indian Peaks Trail from Tamarron the largest homes in Indian Peaks come into sight through the Eagle’s Wing section, as well as the custom built homes of Lost Creek. Most of these larger properties are custom construction by builders other than Mc Stain. However, Mc Stain did build some semi-custom homes throughout the area. Some of largest homes can be found on Blue Stem, Lost Creek, Bitterroot & Niwot Ridge Lane. Many of these homes have outstanding views of the golf course and the snow-capped mountains on the horizon.

Eagle’s Nest is a very secluded section of Indian Peaks who juts completely into the golf course. The green open space surrounds most of this interior neighborhood. There are not busy streets or access streets throughout Eagle’s Nest making it a very quiet community. Many of the homes in this area have main-floor-master-bedrooms which is a highly valuable trait in the real estate market.

Tamarron and Morning Start flank Eagle’s Nest and Baseline road. The homes are larger and generally semi-custom. Sometimes they back to Baseline or the interior through street of Indian Peaks Trail. However, Tammaron tends to bypass most of the traffic as it is located North of Indian Peaks Trail and adjacent to the golf course. Many of these sections have access to the private community pool!

Lavender Hill is the community closest to the club house at Indian Peaks Golf Course. These homes all have main-floor-masters and usually walk-out basements too! This section of Indian Peaks East is lucky to boast maintenance free living, too. The HOA in 2015 was about $160 per month (master and sub included). They take care of all yard maintenance including mowing the grass, maintaining the sprinklers, water for irrigation and even shoveling one’s walk right up to the driveway to the front step!

So as you can see the Indian Peaks East neighborhood Lafayette CO has many diverse sections that cater to a variety of lifestyles. The neighborhoods themselves all contain involved residents who have a sense of community within each of their mini-subdivisions inside of Indian Peaks East.
