In 2015 there were 103 homes sold throughout the South Boulder neighborhoods including Martin Acres, table Mesa, Bear Creek and others. There were only four attached homes, or townhouses, that sold over the entire year! These were very popular selling at an average of 107% over list price! The average sold price for one of these townhouses was $417,000 with a median value of $438,000.
For the single family homes sold in South Boulder, there were 99 that went through the contract process and sold in 2015. The range in values started at $385,000 and went as high $3,500,000. The house for $385,000 was advertised was advertised as a ‘shell’ that had been stripped down to the studs with ‘tremendous potential’ for the right buyer. The home for $3,500,000 was advertised as being the ‘experience of perfection’ with ‘forever panoramic views’ of the foothills and also the Front Range.
Considering all 99 single family homes the average list to sale price was 100%.
