The Indian Peaks neighborhood had 5 sales this month, which is interesting because there were 4 under contract last month! That means we had a fast closing swoop in there under the radar. The sneaky house was sold off market in the Eagles Nest community in the heart of Indian Peaks East! This shows the aggressive nature of the market. Despite this rocket ship sale, most single family homes in Indian Peaks took about 50 days to move through the contract process. That is an increase over last month when the average was 39 days from list to sale for a single family house in Indian Peaks. However, over a 6 month average that holds with the norm. For the second month in a row we are seeing that single family homes in Lafayette are selling at 100% of list price – so hit the market with the right price and you will get everything you are asking for!
For the townhouses in Indian Peaks there hasn’t been a sale through March. There is a new listing on the market pushing the envelope at $440,000, which is a 21% over the average sale price for any townhouse in Indian Peaks over the past 6 months. But in this market – who knows! It might just work. If anyone wants to make bets with me I’m game! Give me a call and let’s see how it turns out.
