The Indian Peaks real estate market in Lafayette CO experienced a slowing in January while the value saw an increase. The total number of homes available hovered around the average of 22 since the slower winter season started in October. However, this month it was just 20 homes active in the market for January and there were absolutely no townhomes for sale.
Of the 20 homes available on the market 35% of them are actively for sale. This is an increase since October when only 25% of the market was available for purchase. On average for the season the available homes hovered around 29% so we can see a softening in the demand a bit. However, in my experience of watching the homes that are available it’s less likely that the market is actually softening and more likely that there are some overpriced homes on the market.
Sellers are the one who pick the price based on the advice of their real estate professional. Sometimes it hard to determine what the sweet spot in the market might be with the REALTOR® providing a ballpark estimate of where the value might fall. If you find that your home isn’t selling it is critical to make a significant price adjustment on the home so that your value falls to the next search parameter of Buyers so that a new wave of people see your home and put it under contract quickly. Brave price adjustments will ensure that your home sells for maximum dollar and not less than market value. However, that being said, the homes that are selling are doing so at a value that is appreciating! The average price per square foot jumped to $204 this month. That and the average sales price also increased to $689,725 in January which was almost a 6% increase for the month. However, that is likely because of the larger home that sold on Shoshone. The median price was $564,450 for a home purchase in Indian Peaks. Median value is a better indicator this month as it takes into account the majority of the homes and not the outlier (which is the bigger home on Shoshone).
