Indian Peaks Lafayette Real Estate Market 4th Quarter 2015
This final quarter for home sales in the Indian Peaks community of Lafayette Colorado and the close-in surrounding communities has seen a continuing trend in the Seller’s market.
Townhouses or Attached Homes
When comparing quarter over quarter (3rd to 4th of 2015) there has been a 14% decrease in the number of sales and 63% total decrease in inventory. With such a drastic decrease in the number of units to sell it would seem that the number of total sales would follow closely – however it’s not. That shows how much people want to buy anything that is out there! This can also be seen in the quarter over quarter days on market, which is down 26 percent to just 42 days on market from list to sell for a townhouse in the Indian Peaks community.
Single Family Homes <4500 sq ft
The single family homes in Indian Peaks and the close in communities surrounding this neighborhood have also seen a decrease in the number of sales. Quarter over quarter there is a 24% decrease in the total units sold. However, in this category we also see an increase in the number of active sales by 43% indicating that there is some stagnant or pent-up inventory. This is probably due to pricing, which is discussed in our December 2015 Indian Peaks Lafayette Real Estate Market Review.
Large Single Family Homes >4500 sq ft
The total inventory for the larger homes throughout the Indian Peaks Community is up 50% quarter over quarter and 17% year over year. This indicates that more homeowners are coming to the market with larger homes. This quarter it appears that more semi-custom homes have been for sale, as the average sales price in this category decreased 109% quarter over quarter and 26% year over year. The great news for homeowners in this category is that days on market is down 42% taking on average just 60 days from listing the home to final closing.
