Lafayette Farmer’s Market – Founding Member Celebration!

The Lafayette Farmer’s Market was in its first year being organized and hosted by the Boulder County Farmer’s Market’s organization. Because of the newness of the event, the farmers who participated understood that the crowds would hopefully be growing throughout the season and that attending might be less profitable that at other markets with a longer, proven history of success. To offset some of the risk that the farmers took on due to the newness of the Lafayette market, attendees were given the opportunity to become ‘Founding Members.’

The Founding Membership cost $50 per interested person. This money was divided among the farmers to help them meet their minimums for each night. At the end of the season, the founding members were invited to a special farm at Johnson Farms located on the outskirts of Lafayette in unincorporated Boulder County.

The farm itself was homesteaded in 1860. It originally contained about 1000 acres, many of which have been donated to Boulder County’s open space program. The current owners, Shirley and Duane are family members to the original homesteaders. The original owners were Shirley’s great grandparents. They moved to the land in 1860 and grew alfalfa, as well as ran cattle on the property.

The Johnson family is no longer farming the property themselves. Their business has transformed to become a tool sharpening business which they do throughout all of the Boulder Farmer’s Market locations. They do still have farming on the land, which is leased to individuals. They are permitted to use the tools on the farm that are owned by the Johnson family and sell the produce at the local markets.

On the evening of October 12th the Founding Members enjoyed a meal on this beautiful farm in this idyllic location. The food was catered by The Post, with  many of the ingredients provided by the local farmers. It was the perfect night to meet neighbors and enjoy an open air meal while watching the sunset behind the mountains.

Join the City of Lafayette to celebrate the 4th of July at Waneka Lake!

Time: 4pm-10pm, fireworks will begin at dusk.

From 4:00pm-8:00pm there will be food concessions and food trucks.  Enjoy the delicious food from Abo’s Pizza, Suburban Wiener, Butcher and the Blonde, beer from Odd13 and Cider from Stem Ciders & Wine Garden.  The locally know band Chris Daniels and the Kings will be performing from 4-8pm.

There will also be a bounce house and face painting (additional fees may apply) for the kiddos.

indian peaks lafayette coHere comes the summer and with it a slow in the marketplace. This has been something we have talked about consistently over the past few years. About the time June hits the spring market slows down and the Buyers thin out.

The inventory in Indian Peaks virtually the same as it was in May of 2016. However, the days on market has increased from 53 to 93 days to close a real estate transaction from list to sold. That is a 56% increase in the days on market! The absorption rate also shows the slowing in demand from one month of inventory in April and May of 2015 to over 2 months of inventory available today. The part that is strange about this is that we are seeing the slowing in demand through April and May, which is before the historic decline in demand when we normally see a slower June.

One thing that makes me think that demand is slowing is that prices are increasing to a point that make them more difficult for the average buyer to obtain. The homes that are still active on the market are pushing over the $600,000 mark. This is making it imperative that a home coming to the market has its best foot forward in order to entice the Buyer. That is more than simply being clean. Things like updates need to be considered. Considering the following updates is crucial to entice a Buyer to offer on your home. Some things to consider might be:

  • Flooring – is it dated? Could the wood floors be restained with a new more modern color, or are they the honey oak color? This color is out of style and turns off Buyers.
  • Trim – is it over painted, or dinged up? Its probably time to upgrade to a tall, flat plank.
  • Cabinets – are they the original McStain (which have likely yellowed like the floors)? This is a big deal to Buyers who want to move into a home and not worry about making updates. Do you price the home for a new kitchen, or do you replace the kitchen? These are serious questions.
  • Carpet – if the carpet is older than 5 years it is likely that it needs to be changed before selling.
  • Bathroom fixtures – if they are gold they are not in style anymore. These are easy fixes that don’t break the bank.
  • Ceiling fans and chandeliers – are they the original ones McStain put in with the house? If so, they should likely be updated.
  • How old is the roof? Many throughout the neighborhood are coming due for replacement.
  • Do you have any energy efficiency features that Buyers might be interested in such as solar, upgraded insulation, high efficiency furnace and air conditioner or new windows? These are popular with Buyers who don’t want to move into an uncomfortable home that is expensive to heat and cool.

Its best to do these updates slowly over time so that your budget isn’t overwhelmed by the to-do list. Call me and we can discuss a 24 month timeline for doing these updates slowly. I even have advice on getting some rebates for the energy efficiency items.

douglass elementary ptoThe buyers of 2523 Westward Drive in Lafayette, Colorado know that school isn’t just what happens in the classroom. They understand that the children and teachers need help from the parents. Because of this they used their non-profit donation from the close of a real estate transaction for the Douglass Elementary PTO.

The Douglass PTO is a parent volunteer based group. Their main goal is to support the education of the children in the Douglass Elementary School. The PTO organizes a variety of enrichment programs for our community, students and parents. Community events include the Back to School Pizza Party, and Family Fun Night.  Student programs include Junior Great Books, Lego Club, Landsharks Cross Country, Arts Alive, and their annual Year-End party, as well as curricular focused programs in the classroom. Volunteers a part of the PTO are the reasons Douglass is such a successful school.
