Indian Peaks November 2016 Real Estate Update

Indian Peaks November 2016 Real Estate Update

indian peaks real estate updateIt’s that time of year when things slow down as people change their focus from buying a new home to hosting the holidays in their current ones. For example, there were only 3 single family homes sold in November throughout Indian Peaks. This is down from the peaks in April, July and August when 7 single family homes were sold throughout the community.

We are also seeing a significant decrease in the price per square foot this month. This is the lowest of the past 12 months at $154 per square foot. That is a 6% price drop since November of 2015. The high for the season was $200 per square foot in May, which is a 23% drop compared to this month.

People throughout the industry have been asking why there has been such a slow down in the market, when inventory is still very tight. The theory that I have heard and see logic in is that the uncertainty from the election has created a fear in the future economy among the Buyers. This has created a softer fall market then would otherwise be expected. However, as the new cabinet appointees are assigned there seems to be a more clear understanding of the policy ahead. This should help give confidence to Buyers in the coming months.

What is my prediction for next spring? I’ve been reading about how mortgage applications have increased, and possibly from a fear of higher interest rates, as you can read in this article from the Seattle Times. It’s hard to predict if the higher rates will spark more demand. The National Association of REALTORS says that it is expecting a slower market in  their 2017 national housing forecast due to higher interest rates. Is this the end of the Seller’s market in Colorado – or will the lack of inventory and potential rise in interest rates create another aggressive selling season in 2017? That is what we will find out!

Indian Peaks October 2016 Real Estate Update

Indian Peaks October 2016 Real Estate Update

indian peaks real estate updateThroughout the Indian Peaks community real estate market in October 2016 we saw 22 houses move through the contract process. Five of these homes move through to final sale and 5 are under contract. This means that about 45% of the homes were unavailable for purchase and just over 54% were active on the market for sale. This is similar to what we saw in August as well showing a slight softening in the overall market.

Another indication of the softening in the market is that the absorption rate is hovering around 1 month of available inventory through August and September. That is a 47-60% increase since earlier part of this year. For example, the absorption rate in February was about ½ a month’s inventory. Note that the absorption rate says that if market conditions do not change and if no new listings come on the market, then in October it would take 1 months for the current inventory to sell at the current pace of the market. A balanced market’s absorption rate is typically between 5 – 7 months, so while the demand is softened a bit this is still strongly a Buyer’s Market.

Indian Peaks September 2016 Real Estate Update

Indian Peaks September 2016 Real Estate Update

indian peaks, lafayette co, september real estate statisticsThe average days on market shot up in Indian Peaks for August to being 61 days for a listing to come to the market, move through the contract process and ultimately close. That is a 34% increase in the time on market month over month. Between August and May or June when there was an average of 12-17 days on the market. This is an 80% difference in the time it has taken to sell a home.
The change in temperature has been the talk of the town among agents who are wondering if we are moving towards a more balanced market. That would be when neither buyer nor seller has an advantage. However, I have been watching trends for years now and notice that this increase in the days on market is pretty normal for the summertime.
For example, in 2015 the months of March and April it took on average 39-46 days to close a single family home in Indian Peaks. However, through the summer months that went up to being about 60-63 days on market, which was an 35% increase in the time it took to sell a home through the summer of 2015.
The same thing happened in 2014 where we were cruising through the spring at just 39-46 days on market. Then we hit the May / June / July / August time frame and the days on market went as high as 83 days to complete a real estate transaction.
So when considering all of the 3 past summers it is apparent that while the temperatures warm up through the summer months, the real estate market cools down.
Historically, the trend has been for an increase in demand a bit in the fall with days on market falling. For example, in 2014 and 2015 the days on market for the fall was hovering around 50-55 days. This reflects approximately a 15% increase in demand over the summer.
Then in the early months of the year demand starts to get hot again. In 2015 March and April saw days on market dip as low as 46-39 days to complete a real estate transaction. In 2016 these months saw about 51-65 days on market from list to close.
Therefore, it would seem that our lukewarm market is a seasonal trend that should be followed by increased demand as we finish out the year. It is also likely that we will see another strong spring sales market. I feel confident that will be the case because of the unseasonably low inventory that will not recover overnight. I also don’t foresee the interest rates taking any larger hikes such as grater than .24%. It would take an interest rate of 1% or more to make a significant change in consumer buying power. In fact, if there is a .24% increase in the interest rate I predict it would increase demand at least in the short term as home buyers get scared that its the last of the great interest rate.
If you are thinking about listing your home for sale now is the time to give me a call and start planning your strategy. I have suggestions on how you can prepare the home for sale with staging as well as updates to maximize your return in a timely manner. That way you can meet the demand of the early spring market getting your home listed before the wave of inventory in the later months of spring. It also helps ensure that you are not listed over the summer, which has historically been a slower time of year for real estate sales in Indian Peaks.
I’m looking forward to your call! Leanne Goff 720-465-7005

Indian Peaks August 2016 Real Estate Update

Indian Peaks August 2016 Real Estate Update

indian peaks real estateThe Indian Peaks community has had a total of 26 properties move through the real estate process in August. That is holding steady since June and July. The number was a bit higher in May, which is one of the busiest times in the market so should be expected.

Of those 26 of the properties for sale 11 of them are under contract, constituting over 40% of the market. Then there are 30% that were sold (or 8 units). That leaves just 27% of the market available for purchase, which is consistent since June. May the active number of homes was only 24%, which was the tightest market for inventory throughout the community.

Of the 12 properties sold this month there were two townhouses and the rest were single family properties. This month there has been quite an influx of million dollar properties in the market. There were 6 listings over $985,000. One of these is sold and one under contract. The rest are active on the market for sale at a price of $164-$224 per square foot.

There are 17 other single family homes that have moved through the real estate process, with some sitting on the market for as much as 104 days, or being withdrawn. This is an indication that the price of the home does matter to the buyer who is interested in paying market value or possibly just above. The percentage of list to sale this month is at 101% further indicating that when a home is priced at  market value considering the condition and features of the property, that it sells for full market price or possibly slightly above.

Indian Peaks South – JUST SOLD

Listed and Sold by Leanne Goff – $700,000

Indian Peaks South 2824 Grand Lake

Former McStain model home is turn-key & ready to call home. Home has the most elegant upgrades w/impeccable finishes. The floorplan is a Traditional Ironwood. Because it was the model there are many elegant upgrades with impeccable finishes. The main floor has hand troweled walls, craftsman details and hardwoods on nearly entire main level. The gourmet kitchen has a large center island with an eat in bar. There is a combination of quartz and slab granite countertops. All of the appliances are stainless steel and made by Bosch. Also on the main floor is a study with built-in bookshelves. This is a true office with electrical outlets in the floor for us by a desk lamp or computer.

Upstairs has three bedrooms plus another den, which could be converted into a fourth bedroom as needed. The laundry is upstairs with HE machines. Off of the master is an upper deck for enjoying the morning sunshine with a coffee and book. There is an incredible master & bath with the upgraded tiles and European doors, offered by McStain for a premium.

The backyard is fully landscaped with an ideal patio that has stone and poured concrete for enjoying barbeques and parties with friends. Being the model home, this backyard is one of the largest on the block! It also features a fully fenced enclosure with a larger 6ft privacy fence, unusual in most houses. There is sod throughout the side and front of the house to add to the summertime leisure.

Another unusual feature of this model home is the finished garage. That means it is fully insulated and also heated and cooled. This feature can be turned on or turned off, based on the needs of the new Buyers. The reason this was done is because when used as the McStain model the garage was part of the office where architectural plans were reviewed. It makes for a lovely workshop in both the summer and winter months now!

The basement is already partially finished. Included in the basement is a recreation area where the current seller houses their treadmill. Then there is a family room with a wet bar for relaxing. This additional space in the basement serves as an excellent additional entertainment area, just in case the residents don’t want to watch the same television programs.
