More great activity in Blue Heron – two homes quickly came on the market and found buyers quickly.  2528 Cowley was listed last fall and didn’t find a buyer but this spring, listed at $809,950 ($154/sf), a buyer snatched up this 6 bedroom, 4 bath home quickly at full price.  The other under contract home is 2527 Columbine Circle, listed for $899,000 ($177/sf) and had 3 offers within the first few days on the market.  However, this is a fickle market and many deals have fall apart, often due to the urgency buyers feel to new listings.  After a month on the market, this lovely home on a half acre lot, is under contract and set to close soon.

1767 Casey Court reduced the price to $1.095M but is now withdrawn from the market.
This leaves one last, beautiful home that is still available.  2544 Cowley Drive is listed for $859,900 ($173/sf) has terrific curb appeal and a main floor master.  The basement is unfinished but could easily be completed to add recreation room or another bedroom and bathroom.  Layout is great with the master on the main level with a 5-piece bathroom and fireplace in the room and then up the stairs leads to a landing that connects to the two large bedrooms that share a jack and jill bathroom.  To see photos or get more information visit www.BlueHeronForSale.com or you can contact Libby Boyd for a private showing.

blueheron-realeaste-1611__As is typical during the Thanksgiving/ Christmas time-frame, there is no movement for Blue Heron real estate.  There are still two active properties but nothing new has come on the market.  Buyers are bundling up as the cold weather rolls in, decorations go up and Christmas break trips get scheduled.  The good news is, many folks make a new years resolution to move in 2017 so both the gym membership and real estate offers pick up significantly right after the New Year and continue to rise (well, real estate does, not as much in the gym memberships) through June.

blue heron real estate updateTypical fall real estate trends extend into the Blue Heron neighborhood.  Generally in October, there is less inventory and less active buyers as families return to school and everyone gets geared up for the holidays.  One home closed in Blue Heron South, just under asking at $645,000  ($141 per square foot).  This home was professionally decorated and the basement remodel was beautiful but the layout was still not ideal with a small kitchen and lack of access to the small yard.  This, coupled with a time of year, is the likely reason for the below asking price.

Two more homes remain on the market: 2528 Cowley Dr has reduced their asking price to $829,950 and is a beautiful home with a main floor master, fully finished basement and absolutely amazing gardens.  It was under contract briefly and the buyers only got out of the deal when they discovered it is against Blue Heron’s covenants to have chickens.  1767 Casey Ct also remains active on the market with a lofty asking price of $1,145,000 – all of us neighbors are cheering for this sales price!

blue heron real estateSeptember shows the Blue Heron real estate market is strong and consistent.  2412 Ginny Way closed for full price, after several price reductions, at a respectable $875,000.  This was a large home with 5426 square feet of total and 100% finished square footage and an absolutely stunning lot backing to open space, back range views and tons of privacy. However, the home was largely original 1997 fixtures and, besides the kitchen, it is in need of some updates to garnish a 7-figure sales price.  At $875,000 and 5426 square feet, it received $161/square feet which is higher than 2015 averages for Blue Heron.

In Blue Heron South, the designer owned home at 2523 Westward Drive went under contract with a buyer from the TrailRidge Realty office.  It is through inspection and appraisal and set to close October 18, 2016.

However, around the corner, 2528 Cowley and it’s 5170 square feet, didn’t get any movement at $850,000 and has since been reduced to $829,950.  This sales price would match the recent sale at 2412 Ginny at $161/square foot and, while the landscaping is clearly done by a master gardener, the lot does not have views nor open space.  The home itself is beautiful inside and has 6 bedrooms, including a main floor master and main floor “office” with nearby ¾ bath which would be great for a main floor guest bedroom option.

There is only one other active property which is 1767 Casey Ct still listed at $1,145,000 ($210/square foot) and, it’s going on 6 months on the market.  As a Blue Heron homeowner, I’m still rooting this one will go for close to asking and break that $1M barrier for Blue Heron Estates.

blue heron real estateThree more properties closed this month, at or near asking price.  2531 Columbine sold for full list price of $775,000, 1779 Poppy sold for $5,000 over the $849,000 list price and 2421 Ginny Way recovered 96% of its $899,000 asking price. Two more homes have been on the market for over a month and are now under contract and two more active listings remain that are priced over $1,000,000.  These 3 homes average $159.3/square foot, which is better than 2015’s average of $149.

Overall, July proved to be a slightly “softer” real estate month with a reduction in showings, slightly longer days on market and not as competitive sales market as we had seen this Spring.  The theory is that many buyers are on vacation and will soon be “getting back to business” with school starting in the Fall.  Normally one of the busiest quarters, Lafayette saw only 64 residential homes close in 2016 Q2, which is down 29% from 2015 Q2.
