The Town of Superior Colorado is forgotten sometimes because it’s such a quite smaller town. The residents take advantage of their amazing outdoor amenities and the town and marketplace has everything they need. The town is built on a more hilly section of Colorado, which allows amazing views of the mountains and nearby nature. The neighborhoods that makeup Superior are fairly large and have a lot of houses in them. But Superior also has a lot of open space surrounding the town and in between the neighborhoods. There is always a place to go outside.

Superior has three public schools that are run by the Boulder Valley School District – Superior Elementary, Eldorado K-8, and Monarch K-8 – and Monarch High School is located in the nearby city of Louisville Colorado. Most houses located in Superior will have a Superior zip code, but some can have a Broomfield zip code. So make sure you know where you’re located as it can get confusing at times.


Family Life 

The town of Superior Colorado is mainly a family town. Almost 50% of the households have kids. You will always see parents outside with their kids enjoying the beautiful Colorado weather. Living in Superior, there are so many options to walk. Most of the neighborhoods have walking paths in and out of them that lead to another neighborhood, a park, or town. You can get almost anywhere walking. Which is great, because most of the residents in Superior love walking and you will see them taking advantage of the amazing walking paths they have.

With a drive time of 30 minutes or less, getting almost everywhere is super easy. One of the key aspects of this city is the quality of life. It stays diverse but with a modern uptake. Everyone is friendly, nice, and welcoming. The community has a very healthy life style. Three times during the year they have a city clean up. During this event everyone gets together to make sure their homes and communities are staying clean. The Erie Colorado community is huge in the environmental market and wants to make sure they are treating their planet with the up most respect.

The Views

When you drive through the city you can instantly see all the beautiful houses, the breathtaking views, and the residents enjoying the outdoors. You will also see that there are many new neighborhoods that are being built and developed. The new homes offer something new to each neighborhood. One of our favorite new neighborhoods being built currently in 2016 is the Erie Highlands neighborhood. The views of the mountains are outstanding. Throughout each neighborhood there will be multiple views of the landscape and most houses will have that same view as well. Imagine waking up every morning to one of the most beautiful views out there, the Front Range mountains.

Family Life

The Erie Colorado community is a well known family friendly city. The Erie Colorado community was rated 8th in best suburbs to raise a family and 6th in safety.That’s outstanding. Families can feel safe letting their kids roam the sidewalks nevista pointe eriear by and still have fun. Letting the kids roam in the neighborhood isn’t the only perks for the kids. Erie has an amazing community center. It has a climbing wall and a pool. There are over 15 programs for the kids to join as well as the adults. The staff there are very friendly and trust worthy. Most people dream of having their kids grow up with their best friend next door and this city makes that dream come true. With almost every house having children, it’s easy to make friends and always have someone to play with.

Features

An awesome feature of the Erie Colorado Community is their golf course and club. It is an 18-hole course and is open to the public. It has a fully stocked pro shop and a friendly staff of golfers. Another awesome aspect of Erie is the Erie Air Park which used to be a private air port but is now open to the public. There are over 120 private homes that surround the park, who get special access to it and large hangers.

Erie Real Estate Market

The city of Erie has seen significant appreciation recently. Most of this is due to the amount of supply versus demand. Currently the Months Supply of Inventory is at 1.5 Months. A “Balanced” market would be at 4-5 months supply of inventory. This means there is a significant advantage to the Seller. We have seen the number of homes for sale gradually decline over the past years. At this time last year there had been 457 New Listing in Erie. This year there have been only 353 new listing. That is a decrease of over 20%! As a result, of the decrease in supply, we have seen home prices in Erie appreciate 12% over last year!

gunbarrel coloradoThe Gunbarrel Community CO is often to have a Boulder address, but that doesn’t mean it’s a Boulder city. Gunbarrel sits comfortably in the middle between Boulder and Longmont. It’s location provides the perfect place to live; it’s not in the heart of the large cities, but is close enough to commute to work. The Gunbarrel Community has been bringing people from different areas together for years. The community has traits from each of its surrounding cities, (Boulder, Lafayette, Longmont, and Louisville) but combines them in a way that makes this city so unique, you’d have to live there to believe it. Because of the different characteristics and traits it has been home to, it’s not the quiet sleepy hippie town as it was once was referred to.

With the Celestial Seasonings right next door, it has a sense of joy in the area. Everyone from around the world comes to taste the tea, and then gets surprise of the amazing city of Gunbarrel. Not only does it have great tea, but even better beer. The Avery Brewery and the Asher Brewery are very close as well. Take the kids to the tea shop and then head to the bar for you. There are some amazing neighborhoods within the Gunbarrel Community CO. The Gunbarrel Greens and the Gunbarrel Country Club Estates surround the Boulder Country Club. With the amazing golf course this club has to offer it has rose the demand to live in Gunbarrel. Because of this demand there have developed more high end homes that the starter single-family homes sell from $450,000-500,000.

Fitness and Nature

gunbarrel coThe Gunbarrel Community CO is so close to Boulder that it has adopted the fitness life. People who live here love to enjoy the warm days outdoors, playing with their friends and family. The Boulder life might get a little crowded at some times, and that’s where Gunbarrel is like Longmont. The whole city is surrounded by and immersed in open space. This gives the perfect opportunity to ride a bike, take a walk, and enjoy the wonderful Colorado fresh air. Almost anywhere you walk, you can see the mountains. In the morning the sun rises and shines through the mountains and the open space. You can take a path or trail that will lead you to either downtown Boulder or downtown Longmont. On a nice morning you can go out with the guys to play a game of golf at the golf course.

 

Real Estate Market

In 2015 there were 64 single family homes sold in Gunbarrel. The median price for these homes was $600,000. There are some very nice custom homes that surround the Boulder Country Club that can approach, and exceed, a million dollars. Most of these custom homes can be found in exclusive Gunbarrel Green neighborhood, or the Country Club Estates. For those seeking a first home with a big yard, many people choose Gunbarrel Estates. These homes are typically found with a larger lot than most of the new construction.

The City of Louisville is a vibrant town that has been recognized around the nation as being one of the best places to live! In 2013 Money Magazine said that Louisville was ranked second best place to live. Sunset Magazine says that Louisville CO is the 15th best suburb out of 32 towns throughout the country. So why all the fanfare? All you need to do in order to understand the strength of this community is to walk the streets and see for yourself. You will find that the downtown area is vibrant and that the neighborhoods are connected. People know their neighbors and enjoy spending time together accessing the many amenities that Louisville has to offer. Families enjoy all of the great schools with strong ratings and family involvement throughout elementary, middle, and high school. Everyone accesses the many parks for relaxation as well as social activities such as Movies in the Park over the summer, Food-Truck events, concerts and more. One walk through the town will surely show how awesome this city is.

Downtown Life

Downtown Louisville CO is known throughout Boulder County and beyond. People drive to our downtown from the City of Boulder or Broomfield to enjoy the Friday Night Street Faire and local restaurants. The shops downtown have had a healthy investment into their infrastructure while keeping a hold of their classic ‘Old Town’ look and feel.

louisville coOn Saturdays the Louisville Farmer’s Market is open from 9am-1pm from May through October. This is a casual way to meet your neighbors while doing what Boulder’ites love; to eat local! Right downtown you will find the Louisville Library which is nicely updated and new with a large selection of books and activities. There is underground parking at the library offering shelter on hot or snowy days.

The Downtown area is very walk-able from most neighborhoods throughout Louisville, or at least accessible by bicycle, adding to the appeal of the community. When there isn’t a street faire or farmer’s market the residents of Louisville CO enjoy the local restaurants. You can find all that your taste buds could desire from the Italian food of Zucca to the classic burgers at Waterloo. It is also a great venue for listing to live music! A favorite of ours is LuLu’s Barbecue. We like it spicy so be sure to try their hot sauce. It’s great with their pickle relish on the side along with their pulled pork sandwich. Empire Lounge is a Louisville staple with great happy hour and a semi-formal atmosphere.

We are also getting a flood of new breweries and wine bars including Gravity, 12 Degrees and Por. And the best part about all these restaurants is that they all cultivate an indoor-outdoor seating environment taking advantage of the great weather and sunny days that Colorado is known for. This really adds to the social mingling that people enjoy most.

Real Estate Market

The real estate market has been extremely aggressive since about 2013. I noticed competition in the marketplace starting in Louisville CO before it came to Boulder! People who look at Louisville consider it the ‘New Boulder.’ That is because most of Boulder has reached heights in their home values that are squeezing many locals who are finding more value and just the same urban-walkable-community just a little bit to the east in Louisville. The prices are still strong with home values on average have been climbing in Louisville very aggressively with about 9% appreciation year over year. The average sales price is about $400,000. Many of the neighborhoods do not have an HOA (Homeowners Association) which lends a freedom to construction that allows residents to get creative and have fun with their homes. There are also communities that have HOA’s who lend a stable touch to the environment and also cultivate connection through community activities.

longmont coloradoThe first thing I must mention as I prepare to write this Longmont City guide is the spectacular views of the Front Range including the majestic mountain, Longs Peak. The mountains serve as a backdrop for this family friendly and fitness conscious community. Located just minutes from Boulder, there are miles of trails for walking, biking, and running. From these trails, there is the chance to view wildlife, such as Bald Eagles, White-tailed Deer and reptiles. Most of the residents will be on one of those enjoying the amazing days in Colorado. 

The amenities throughout the city included several pools, both indoor and outdoor. Union Reservoir, which provides many outdoor activities including sailing, camping, and fishing, is one of our favorites. Parks within the city include Skate Parks, Biking Obstacles Courses, and even an Outdoor Skating Rink. The kids love coming out on a sunny day to play with friends. While the kids are playing, there are also several public golf courses for the adults to enjoy.

Any Longmont City guide must mention the many distinctive neighborhoods in Longmont. There is something for everyone. From Old Town Longmont, which is rich in history to Prospect which offers unique modern homes. An exciting addition that has begun in Longmont is the NEXTLIGHT Broadband Service.  Longmont is leading the way in offering high-speed, fiber-optic Internet to its residents, and is among just a few cities in the country that provide it.

Downtown Life

Every Longmont City Guide must mention the many opportunities for social interaction within the community. A big event that both former and current residence look forward to and attend is Cruise Night. longmont coThe event occurs in the summer, and is a great time to visit one of the many excellent restaurants; set up a chair on the sidewalk and watch the classic and vintage cars drive on by. The city is also known for it’s large number of Micro-breweries. Many which offer tours, specials events and concerts.

ARTWALK is another exciting event is Longmont that has been going strong since 1996. During the event a portion of Main Street is closed to traffic and open to pedestrians who can experience live music, performance artists, participate in children’s activities, and see the works of local artists.

In the heart of Downtown Longmont you will find the perfect spot for a date night! Modena Wine Café. They offer 150 wines by the glass, and excellent food in a laid-back, non-pretentious atmosphere. There is also outdoor seating to enjoy all those sunny, warm Colorado days. Just down the block, is The Pumphouse Brewery and The Red Zone. There, guests can enjoy great burgers, nachos and of course beer! It is a fantastic place to watch sporting events, particularly March Madness and NFL Football. A new mall is coming to Longmont in 2015.  It is called Village at the Peaks. It will feature a brand new movie theater, a gym, a members only big box store! There will also be a children’s play area and outdoor stage. As well as unique boutiques and restaurants.

Real Estate Market

The current real estate environment in Longmont reflects much of what is seen throughout the Front Range with exceedingly low inventory. There is about a 30% deficiency in inventory between 2015 and the average over the past 5 years. That said, this is still one of the best areas to find a house that is a fair price with the potential for the opportunity to negotiate. That is because overall there are by far more listings coming to the market in Longmont than in most other cities throughout Boulder County. In the Longmont area homes are selling for about 99% of list price, showing that there may be some room to work with the Sellers on price or other considerations.

It is no wonder the area has been voted one of happiest place to live because the citizens have so much to be proud of! The City of Lafayette CO something for everyone throughout all stages of life. Families with children have great parks and fun activities. Urban hipsters can enjoy the many breweries and events. Even people in their golden years have targeted activities offered through the city and recreation centers.

Lafayette CO community neighborhoods offers a warm place for people who want the quiet lifestyle of a small town with strong community activities and events. Many people work here in our town, and those who do not will find that it is a quick commute to work. We are located just about 10-12 miles from Boulder, 6 miles from Broomfield and the Interlocken Office Park. Driving to Denver from Lafayette CO is just about 20-25 miles giving us easy access to big city life when wanted.

 

Family Life 

Families have great opportunities for fun and growth throughout our community. There are multiple recreations centers sponsored through the City of Lafayette at the Bob Burger Rec Center and also the Boulder Valley YMCA. These facilities offer lessons for kids of all ages teaching things like swimming, soccer and more. Also fun for families with children is our local WOW! Museum. silver creekThis is a mini-children’s museum with activities for play and learning throughout. Of course there are incredible parks, too. Our favorite is Waneka Lake’s ‘Fishy Park’ (as my daughter has named it for the large orange fish latter that greets everyone who comes to play. Parents like this park best because it is sheltered by large cottonwood trees keeping it cool even on the hot summer days. Families love our community for the strong school system including Douglass Elementary, which is listed as one of the best elementary schools in Colorado. Many of our other local schools also have great curriculum. Be sure to ask the parents whose children go to the schools for their personal opinions about the quality of education in Lafayette CO. The online rankings often different than what people actually experience in the classrooms.

Downtown Life – Old Town Lafayette CO

Urban Hipsters who want to walk to restaurants and shops will love Old Town Lafayette CO. Our main street is call the Public Road and is where most of the restaurants, coffee shops, and such are located. If you go to the far south end of the Public Road in Lafayette CO you will find nature trails for hiking. This balance between urban and outdoor lifestyles tells the perfect story about what the residents of Lafayette love most about living here.

Yearly festivals hosted by the City of Lafayette include many parties in the Old Town area such as the annual Peach Festival & Oatmeal Festival. The entire town will come out to Waneka Lake for the July 4th celebration, complete with fireworks!
This is such a big event that people from neighboring towns will visit, too. The residents around the lake are the luckiest because they can walk and ride bikes to the park and miss out on the parking mess and traffic jams after the event is complete.

There are so many new breweries in Lafayette CO and in the surrounding towns that Lafayette CO decided to have a bunch of parties for them! The City of Lafayette hosts the Lafayette Brew Fest and the Boulder Valley YMCA has the Craft Brew and Barbeque at the end of each summer. lafayette coThese are great places to meet in the community and have a good drink.  Some of our favorites include Liquid Mechanics, Odd 13, and The Post.

Every first Friday in Lafayette CO through the summer months there is Art Night Out. This is particularly fun because of the live music, food trucks, and art vendors that line the street. It has been a fast growing and popular event in Lafayette CO, while still holding onto the quaint hometown feel that our community is known for. This organization is also known for the annual placement of art throughout the Old Town district of Lafayette. Each season artists apply for placement of their pieces throughout the streets of Lafayette. Those selected will surprise residents and guests with the creativity and flare added to the streets of our town. And that is just the beginning! For example, pARTiculars Art offers art classes that bring people together. Located in the heart of our town is the Indian Peaks Golf Course, enjoyed by people of all ages. There are private and group classes offered through the pro shop. Don’t tell, but many of the local residents will also use the golf course for cross country skiing after a big snow!

Golden Years in Lafayette CO

If you are moving through your golden years here in the city of Lafayette you will find many activities for social connection. The Lafayette Go Services provides dynamic and fun activities for adults who want to keep the excitement in daily activities. Both of the recreation centers (YMCA and Bob Burger Rec Center) offer classes for active adults. Affinity is the newest 55+ retirement community in Lafayette CO that has activities to make everyone’s days sail by! Some of the fun includes a lounge for socializing, a movie theater, pool and spa!

Real Estate Market Lafayette CO

The real estate market in Lafayette CO has been extremely aggressive since about 2013. I noticed competition in the marketplace regularly for single family that is less than about $600-$650,000. The average price for a single family home in 2014 in Lafayette was about $407,000 which was up 7.5% year over year which was $379,000 in January of 2013. The average price for a townhouse in Lafayette in 2014 was $252,000 which is up 18% since the year before when it was $213,000! That increase is an indication that Lafayette is one of the last areas in Boulder County with affordable townhouses for sale and the competition for them can be fierce.
