 Indian Peaks Real Estate Stats May 2017

indian peaks lafayette coHere comes the summer and with it a slow in the marketplace. This has been something we have talked about consistently over the past few years. About the time June hits the spring market slows down and the Buyers thin out.

The inventory in Indian Peaks virtually the same as it was in May of 2016. However, the days on market has increased from 53 to 93 days to close a real estate transaction from list to sold. That is a 56% increase in the days on market! The absorption rate also shows the slowing in demand from one month of inventory in April and May of 2015 to over 2 months of inventory available today. The part that is strange about this is that we are seeing the slowing in demand through April and May, which is before the historic decline in demand when we normally see a slower June.

One thing that makes me think that demand is slowing is that prices are increasing to a point that make them more difficult for the average buyer to obtain. The homes that are still active on the market are pushing over the $600,000 mark. This is making it imperative that a home coming to the market has its best foot forward in order to entice the Buyer. That is more than simply being clean. Things like updates need to be considered. Considering the following updates is crucial to entice a Buyer to offer on your home. Some things to consider might be:

  • Flooring – is it dated? Could the wood floors be restained with a new more modern color, or are they the honey oak color? This color is out of style and turns off Buyers.
  • Trim – is it over painted, or dinged up? Its probably time to upgrade to a tall, flat plank.
  • Cabinets – are they the original McStain (which have likely yellowed like the floors)? This is a big deal to Buyers who want to move into a home and not worry about making updates. Do you price the home for a new kitchen, or do you replace the kitchen? These are serious questions.
  • Carpet – if the carpet is older than 5 years it is likely that it needs to be changed before selling.
  • Bathroom fixtures – if they are gold they are not in style anymore. These are easy fixes that don’t break the bank.
  • Ceiling fans and chandeliers – are they the original ones McStain put in with the house? If so, they should likely be updated.
  • How old is the roof? Many throughout the neighborhood are coming due for replacement.
  • Do you have any energy efficiency features that Buyers might be interested in such as solar, upgraded insulation, high efficiency furnace and air conditioner or new windows? These are popular with Buyers who don’t want to move into an uncomfortable home that is expensive to heat and cool.

Its best to do these updates slowly over time so that your budget isn’t overwhelmed by the to-do list. Call me and we can discuss a 24 month timeline for doing these updates slowly. I even have advice on getting some rebates for the energy efficiency items.

Alicia Sanchez International Elementary School Donation Made

sanchez internationalThe buyers of 116 S. Washington Ave in Louisville, Colorado know how difficult it can be for an amazing school to stay on-top of their fundraising. Because of this they used their non-profit donation for the Alicia Sanchez International Elementary School.

Alicia Sanchez International Elementary School is committed to their founder’s vision – a family and community centered learning environment. They are a neighborhood friendly school. They offer after-school tutoring and enrichment programs. A priority of theirs is making sure the parents can be as active as possible with a couple different programs, some include: PTA, Parent Leadership group, and School Accountability Committee.

The Alicia Sanchez International Elementary School focuses on inquiry, student-led action, and international mindedness. They are a fully authorized International Baccalaureate (IB) Primary Years Program School. They integrate the IB program with the BVSD curriculum to provide a global approach to learning. The Alicia Sanchez International Elementary School dedicates themselves to serving the children of their school and making sure they can provide a solution to all their needs.

Indian Peaks Real Estate Stats April 2017

This month in Indian Peaks we have had an interesting start to the season. Inventory is definitely back up with 16 single family homes available to purchase, and only one that was sold in the month of April. Last month there were only 8 homes so inventory has almost doubled with the coming of spring.

Of the homes that are actively available on the market there are only two that come in below a $600,000 list price. That means that of the 16 homes available 80% of the homes will require a jumbo loan (or a large down payment) from the Buyer to purchase. This requirement narrows the number of qualified Buyers to purchase the property.

There are 7 homes available for Buyers to choose from that are listed between $600,000-$900,000 make up about 43% of the market. Of these homes, 3 of them have been on the market for over a month and 4 are new as of April.

April brought a 3 new million dollar plus homes to the market for a total of 6 custom homes available for Buyers to choose from. Its great to see the confidence of Sellers who now feel that the market has returned for their luxury homes. It’s easy to see why their confidence is growing with 3 homes under contract and 3 sold in this category through April, with an average price of $1,200,000. However, inventory has doubled in this category since February giving more choices for the Buyers in this segment.

It will be interesting to see how the Buyers respond to the choices and if price adjustments will be made to accommodate for the extra inventory. It would seem that these homes need to be very careful with the price per square foot so that they can be competitive in the market and entice the Buyers. Nine of these homes are currently listed for more than $200 per square foot with six of them over $210 for total square foot. There are four homes that are perched above $220 per square foot, which might be a bit high considering the inventory.

Because there is such a large inventory of premium homes which require specialty jumbo loans, my advice to Sellers would be to go through your home with a fine toothed comb. Bring in the contractors and handymen to refine things in your home. For starters, make sure that the wood floors are puttied and don’t have cracks, check the paint to make sure that there aren’t scruffs and that it looks fresh, consider replacing the carpet and deep clean everything (including windows! In the premium market the Buyer doesn’t want to feel like they need to move in and do updates. It’s my bet that the prettiest houses will win by obtaining Buyers first.
