Blue Heron September 2016 Real Estate Update

blue heron real estateSeptember shows the Blue Heron real estate market is strong and consistent.  2412 Ginny Way closed for full price, after several price reductions, at a respectable $875,000.  This was a large home with 5426 square feet of total and 100% finished square footage and an absolutely stunning lot backing to open space, back range views and tons of privacy. However, the home was largely original 1997 fixtures and, besides the kitchen, it is in need of some updates to garnish a 7-figure sales price.  At $875,000 and 5426 square feet, it received $161/square feet which is higher than 2015 averages for Blue Heron.

In Blue Heron South, the designer owned home at 2523 Westward Drive went under contract with a buyer from the TrailRidge Realty office.  It is through inspection and appraisal and set to close October 18, 2016.

However, around the corner, 2528 Cowley and it’s 5170 square feet, didn’t get any movement at $850,000 and has since been reduced to $829,950.  This sales price would match the recent sale at 2412 Ginny at $161/square foot and, while the landscaping is clearly done by a master gardener, the lot does not have views nor open space.  The home itself is beautiful inside and has 6 bedrooms, including a main floor master and main floor “office” with nearby ¾ bath which would be great for a main floor guest bedroom option.

There is only one other active property which is 1767 Casey Ct still listed at $1,145,000 ($210/square foot) and, it’s going on 6 months on the market.  As a Blue Heron homeowner, I’m still rooting this one will go for close to asking and break that $1M barrier for Blue Heron Estates.
