Blue Heron June 2016 Real Estate Update
For June 2016, there are a total of 6 active properties on the market. Two homes priced in the high $800,000s are under contract and should close shortly. Two more are priced at a reduced $900,000 price tag and another is priced at $1,145,000 which have both been on the market for over 50 days. The last two are priced in the high $700,000s and the smaller and less expensive of the two is pending acceptance of an offer.
January statistics for homes above $400,000 shows we are still in a recovery trend. The beginning of the year shows an average days on market of 126 and closing price at 97% of asking price. June continued the positive trend and we are now seeing 77 days average on market and 99.5% of asking price. I expect to see a slight softening of the market in July as many people are on vacation and many families cease their home search in order to not be closing on a new home during back-to-school time.
