Silver Creek Home for SaleThis home was completed by Meritage in 2012, so its like new without the wait! Everything about this home is ready for the new homeowners to move in and start enjoying life. The home was built with energy efficiency in mind. The floorplan is gracious in size and design, including a finished basement! Location for this home cannot be beat within walking distance to restaurants, the grocery store, rec center and Lafayette library.

When Meritage constructed this home they had a goal of creating an energy efficient home. Through construction they had a third party measure the efficiency of the construction using a HERS rating. This is a system for scoring the Residential Energy Services Network (RESNET) to measure a home’s energy efficiency in relation to the HERS Reference Home, which is represented by a score of 100 on the HERS Index. This home received a 61. Considering that the lower the number the better the score, this is a great rating! For example, the typical home scores 100 so this home is more efficient than approximately 40% of the homes available on the market.

Silver Creek Home for SaleIn addition to being a very energy efficient home, it is also gracious in its size, layout and finishes. For starters the home has almost 3,300 sq ft of finished living space! Yes, indeed that does mean that the home has a finished basement! That is an expensive project that the new homeowner has completed for them. This space includes and extra bedroom and bathroom.

 Indian Peaks March 2017 Real Estate Update

This month throughout Indian Peaks we have seen the average price jump due to a higher priced sale in Eagle’s Nest. The median price is hovering around $569,000 which is a 5% increase since the beginning of the year.

For the past two months the average price per square foot has been at $225 in February and $218 in March. This is very strong compared to the dip that was taken throughout the fall and winter months when from July through December the average was only $184. We had been discussing the effect that the election had on prices through those months and now we can see that the Buyers are back with the spring time.

It’s interesting to note that the market through the fall months was at 0.98, meaning it would take less than one month for market demand to absorb all inventory if market conditions stayed the same and no more inventory came to the market. Since the beginning of the year the absorption rate has dipped a bit to 0.8 months of inventory, which is very similar but shows the increased demand (like the price per square foot) but in a different format.

Spring Home Maintenance TipsExamine Roof Shingles   

Examine roof shingles to see if any were lost or damaged during winter. If your home has an older roof covering, you may want to start a budget for replacement. The summer sun can really damage roof shingles. Shingles that are cracked, buckled or loose or are missing granules need to be replaced. Flashing around plumbing vents, skylights and chimneys need to be checked and repaired by a qualified roofer.

Probe the Wood Trim & Paint

Use a screwdriver to probe the wood trim around windows, doors, railings and decks. Scrape and paint any chipped spots or exposed surfaces. Make repairs now before the spring rains do more damage to the exposed wood.

Spring Home Maintenance TipsClean the Gutters

Check for loose or leaky gutters. Improper drainage can lead to water in the basement or crawl space. Make sure downspouts drain away from the foundation and are free and clear of debris.

Use Compacted Soil to Ensure Good Drainage

Low areas in the yard or next to the foundation should be filled with compacted soil. Spring rains can cause yard flooding, which can lead to foundation flooding and damage. Also, when water pools in these low areas in summer, it creates a breeding ground for insects.

Examine the exterior of the chimney for signs of damage. Have the flue cleaned and inspected by a certified chimney sweep.

Inspect the Concrete

Inspect concrete slabs for signs of cracks or movement. All exterior slabs except pool decks should drain away from the home’s foundation. Fill cracks with a concrete crack filler or silicone caulk. When weather permits, power-wash and then seal the concrete.

Move Firewood

Spring Home Maintenance TipsRemove firewood stored near the home. Firewood should be stored at least 18 inches off the ground at least 2 feet from the structure.

Check Outside Faucets

Check outside hose faucets for freeze damage. Turn the water on and place your thumb or finger over the opening. If you can stop the flow of water, it is likely the pipe inside the home is damaged and will need to be replaced. While you’re at it, check the garden hose for dry rot.

Service the AC Unit

Have a qualified heating and cooling contractor clean and service the outside unit of the air conditioning system. Clean coils operate more efficiently, and an annual service call will keep the system working at peak performance levels. Change interior filters on a regular basis.

Check your gas- and battery-powered lawn equipment to make sure it is ready for summer use. Clean equipment and sharp cutting blades will make yard work easier.

Trim Overgrowth

Trim branches and trees away from the house before the leaves start to grow and while you can still see the limbs. This also discourages wildlife from finding a new home in your attic!

It’s normal for a house to have vents along the foundation walls. These provide air circulation that helps dissipate moisture to prevent mold growth. These usually have screens to prevent critters from joining you for dinner. These screens often catch leaves, twigs and debris. Check screens for damage and clean them with your hand or with a shop vacuum. Repair any damage so that rats and mice cannot make it through. Remember they can squeeze through anything even as small as the size of a quarter.

Indian Peaks February 2017 Real Estate Update

For all homes in East County that have sold since April 2014 I found the following data on the price per square foot:

​The price per square foot in 2014 was about $205 on average. The price today is about $235 per square foot today which is about a 15% appreciation in value over 2 years. Note that it is difficult to compare the sold price in an ‘apples to apples’ situation because of how vastly different the homes can be in size. It was really all over the board to compare the final sales price. I feel like the price per square foot helps break down the differences in size.
Then when we do the same graph specific to Lafayette, this is what is found:
​The price started around $185 per square foot and is now hovering around $200 per square foot. This is about an 8% appreciation in value.
All of this is nice, but how do things look in Indian Peaks? I think this is important to look at because (for example) Blue Heron is notoriously behind Indian Peaks in the price per square foot (by about 25% consistently)
So for Indian Peaks specifically:

​The price per square foot started around $180 in 2014. Now it is hovering around $205 per square foot. This represents almost 14% appreciation in 2 years.

For the Indian Peaks neighborhood it is easier to compare the average sales price, since the homes are overall more consistent in size and construction. The average price in 2014 appears to have been around $910,000 and now its reflecting around $1,050,000 – again, this is about a 15% increase in 2 years.
SOOOO— the big question is how does this information fare against the smaller homes in Indian Peaks. Using the data that we consistently collect for our statistics updates, I was able to compile the following graphs. These are based on all homes with <4999 sq ft on a quarterly basis.

The price per square foot on a quarterly average was about $166 in the first quarter of 2014. In the last quarter of 2016 it was about $192 per square foot. This is about 15.5% average increase in 2 years.

​Looking at the quarterly average sales price for homes <4999 in Indian Peaks we can see that in the first quarter of 2014 the average linear average is showing a price of $575,000. The average sales price in the final quarter of 2016 is about $670,000. This is about a 16.5% appreciation in value since 2015.

The data suggests that over the past 2 years the larger homes have been tracking pretty closely in appreciation to the smaller homes throughout Indian Peaks.
My impression of the future of our market includes a few things:
  1. If interest rates go up, the pressure from Buyers will likely decrease causing the drastic appreciation in value to slow for all homes and property types.
  2. The marijuana money in the marketplace is having a significant impact. I am seeing and working with people who have LOTS of pot cash who are using the money to buy property outright. I don’t see an end to this in the future and believe it will have a continued effect on the accelerating prices in the marketplace.
  3. The Baby Boomers are retiring and transferring their wealth to their heirs. This transference of wealth has just started and I foresee it continuing for the next 5-7 years, possibly longer. I don’t see an end to this in the immediate future and believe it will have a continued effect on the accelerating prices in the marketplace.
  4. Google is coming… need I say more? I’m sure that you anticipate the wave of wealth this will bring to our area. I don’t think all the Google’ers will be coming and buying million dollar homes. In fact, I see them as families who earn about $100,000-$150,000 annually. Therefor, I foresee most of the Google employees moving here and buying the littler homes allowing people (like yourselves) to move up into the larger homes. This will help drive the $1m+ category of homes in a way that we have not seen over the past 10 years.
  5. Not just people from Google are establishing here. There is a mass migration into our state at this time that is going to continue to drive people into the smaller homes, and those of us who are established into the larger ones.
Of the 5 items driving the marketplace I foresee one of them as likely to slow the market and all the others to continue to drive the market. I don’t get the impression these things will change any time soon.
