Anna’s Farm April 2016 Real Estate Update
Anna’s Farm is quiet in April without much inventory coming to the market, which is the primary reason why we are seeing such aggressive competition in the Front Range overall. However, this particular home did sit on the market for about a month before receiving their offer. That was unusual in this aggressive real estate market!
The action of sitting on the market caused the Seller to have one price reduction from the original list price of $524,900 (which would have been $164 per square foot, in line with the Indian Peaks community). However, the home didn’t sell so they reduced the price by almost $16,000 and then it did go under contract. This is the kind of price adjustment that is required to find the new level. What I mean by that is the level where Buyers who wouldn’t have considered the home then have it on their radar.
Luckily it was my Buyers who were able to move in and call this their home! It had the perfect configuration of bedrooms for their kids and it matched the price they were ready and willing to pay. It will be wonderful to see them grow into the home for years to come.
